- Maybe $12k isn't enough, but add large covered deck onto the back, and maybe sliding glass doors, so each apartment has outdoor space. Maybe cover the walkway on the side of the building.

- This is located a quick bus ride from midtown Manhattan, so TONS of demand from people looking for proximity, but cheaper prices. Lots of upscale shopping and residential development on River Road. High up on the cliffs, so no flooding concerns. There are some netter restaurants, etc. coming in one street to the west. Traffic often sucks, but that's everywhere near this place.
